Boca Raton-based Rosemurgy Properties has filed plans to redevelop the defunct Carolina Club Golf Course in Broward County into a large-scale mixed-use project. The 150-acre site would undergo a major transformation if approved by city officials.
The development plan includes 377 townhomes and a six-story apartment building with 507 units, along with 57,500 square feet of commercial space. The commercial component could accommodate restaurants, retail outlets, and medical offices. There’s also an eco-friendly aspect: 68 miles of public open space that would host four “pocket parks” and three miles of walking trails, per the South Florida Business Journal.

Margate’s Development Review Committee will consider the proposal on Tuesday. Rosemurgy Properties has the build site under contract from J&D Golf Properties. This project aligns with a broader construction trend across South Florida, where developers are repurposing shuttered golf courses to meet the region’s growing demand for housing.
Florida YIMBY reported on a similar venture earlier this March: Greenview at Presidential Estates. The project, which also involves redeveloping a shuttered golf course, will yield 103 single-family homes starting at 3,533 square feet. In June 2024, we also shared Toll Brothers’ plan to build 152 single-family homes on the site of the now-closed Cypress Creek Golf Course in Palm Beach County.
