Since October 2021, Florida YIMBY has closely followed developments regarding Shalimar at Plantation, a luxury rental community in its namesake city. Now, we’re here to share updates about the community’s third and final phase: Shalimar North, the accompaniment to Shalimar West and Shalimar East. Of the three phases, Shalimar North would offer the smallest units.
Developers hope to get approval for a five-story addition that would host 145 studio, one-bedroom, and two-bedroom apartments. The units would measure about 450 to 970 square feet.

Thirteen percent of the homes (19) would be designated as workforce housing, reserved for tenants earning up to 120 percent of the area median income (AMI). Records show that Broward County’s median income is currently $89,100.
In addition to the homes, Shalimar North would have a swimming pool and a total of 176 parking spots: 133 surface spots and the remaining 43 in garages.
Shalimar North would occupy a 4.3-acre site that formerly hosted the American Express campus in Plantation. Developer TM Real Estate acquired the site for $33.5 million in 2014. Other involved parties on the venture include MSA Architects and Craven Thompson & Associates, the architect and planning firm, respectively.
