Our sources have revealed plans for a mixed-use development in Miami-Dade County. Uptown Aventura would feature multiple high-, mid-, and low-rise buildings, offering residential, retail, and hotel space.
The South Florida Business Journal reports that Uptown Aventura would comprise 10 buildings. The tallest building will span 30 stories above grade, featuring apartments, branded residences, and hotel rooms; the second tallest building would measure 20 stories and feature hotel rooms and apartments; three eight-story buildings would feature apartments; and an additional five five-story buildings would solely feature apartments. In total, Uptown Aventura would feature 975 residential units and 528 hotel rooms.

Other aspects include 107,656 square feet of retail and 2,490 parking spots. Sixty will be surface parking, while the remaining will be split among three parking garages. Plans also include public open space and a restaurant with “street side dining.”
Developer Royal Palm Cos. recently acquired a $31 million land loan to help make the project possible. It acquired most of the project’s land for close to $40 million in 2022. It hopes to get the project’s final approvals by the end of this year.
Uptown Aventura is slated for 21440 Biscayne Blvd, Miami, FL, 33180, in Miami-Dade County. Aerial renderings from Google Earth suggest that most of the build site is vacant.
