Corradino Group and Wemlo Sign New Leases at 600 Hillsboro, Pushing Hillsboro Center to 90 Percent Occupancy

Grover Corlew has secured two new leases at 600 Hillsboro in Deerfield Beach, bringing occupancy at the Hillsboro Center office campus to 90 percent. The Corradino Group and Wemlo are the latest tenants to join the five-building Class A office complex located at the southeast corner of Hillsboro Boulevard and I-95.

The Corradino Group, a national transportation engineering and planning firm, has signed a lease for 27,021 square feet of space. The office will serve as the command center for the Florida Department of Transportation’s SW 10th Street Connector Project, a $1.3 billion infrastructure initiative connecting the Sawgrass Expressway to I-95. The project, being carried out in partnership with Prince Contracting and OHLA USA as part of a joint venture, along with Archer Western, is expected to generate more than $5.5 billion in regional economic impact and significantly improve safety, freight movement, and hurricane evacuation routes across Broward County.

Wemlo, a fintech subsidiary of RE/MAX Holdings specializing in third-party mortgage loan processing, has leased 3,102 square feet at 600 Hillsboro, further expanding the building’s roster of innovative companies.

These leases follow a series of transactions across the campus, including new deals, renewals, and expansions by tenants such as Osborn Engineering in 600 Hillsboro and J.D. Gilbert & Company, Supreme Health Options, and Asymmetric Alpha Global Investors in 700 Hillsboro.

“Hillsboro Center has become a dynamic hub for companies looking for modern space, direct highway access and value in the heart of South Florida,” said Mark Corlew, Partner at Grover Corlew. “The leasing momentum we’ve achieved reflects the strength of the improvements we’ve made, the quality of our tenant experience and the demand for well-positioned suburban office space.”

Grover Corlew acquired the property in 2019 for $32.5 million and has since invested more than $11 million in capital improvements. These enhancements include a redesigned lobby at 600 Hillsboro, new spec suites, upgraded restrooms and corridors, a tenant lounge, and a state-of-the-art fitness center. The six-story tower at 600 Hillsboro comprises 119,000 square feet, while the adjacent 700 Hillsboro complex adds another 103,875 square feet across four buildings.

As part of a broader vision for the site, Grover Corlew recently secured site plan approval to add 360 luxury apartments under its Mayla brand. The future development will integrate new residential components with public spaces and updated infrastructure while continuing to modernize the existing office campus.

Tenants at Hillsboro Center benefit from structured parking, on-site management, an on-site café, and proximity to numerous restaurants, hotels, banks, and retail amenities. The location also provides direct access to Boca Raton via the Dixie Highway overpass and to the Sawgrass Expressway via SW 10th Street.
