Four-Story, 30-Unit Apartment Complex Proposed for 16905 S.W. 100th Ave, Miami, FL

Doral-based TLC South Dade LLC hopes to get approval for a low-rise residential building in southern Miami-Dade County.

The unnamed venture would measure four stories above grade and feature 30 apartments. Layout plans would include studio, one-bedroom, and two-bedroom apartments, and residency would be reserved for tenants earning up to 120 percent of the area median income (AMI). Miami-Dade County records list the area’s median income as $87,200 a year. Aside from the apartments, there would also be 1,150 square feet of ground-floor retail space.

TLC South Dade LLC purchased the 11,531-square-foot parcel for $800,000 in 2023. The site is currently home to a preschool that was constructed in the late 1960s; it would be demolished to pave way for new construction. As noted, TLC South Dade LLC is the developer. The firm has filed a zoning application to include the community in the Perrine Community Urban Center’s mixed-use category.

Adonai Design Construction is representing the developer’s application. Soto & Garcia Associates is the project’s architect. The Miami-based firm has extensive experience designing both residential and commercial developments.
