‘Gallery at Little Havana’ Could Offer 130 Affordable Housing Units at 1275 SW 1st St, Miami, FL

The Related Group plans to move forward with a multi-family housing development that would be “entirely affordable” in Miami’s Little Havana neighborhood.

Gallery at Little Havana would measure 12 stories, comprising 130 one-bedroom and two-bedroom units. Floorplans would measure 610 to 980 square feet; the average unit would span about 740 square feet. Residences would come with private terraces. Floridian Development reports that residents would have access to more than 2,500 square feet of amenity space, as well as a 118-spot parking garage. Twelve spots would be reserved for cyclists.

Gallery at Little Havana would replace two low-rise apartment buildings constructed in the 1980s. The pair currently feature 28 affordable housing residences, and with the construction of the 130-unit development, the number of affordable housing units would increase more than 300 percent.

As noted, the Related Group is the developer. It hopes to get incentives under the Live Local Act, which offers various benefits to workforce housing developments, such as bypassing height limits. Cohen Freedman Encinosa & Associates is the architect. The South Florida-based firm also designed Cassa Residences, a 17-story venture that would offer 208 units.

The 130-unit development has been proposed for 1275 SW 1st St, Miami, FL, 33135, in Miami-Dade County.

  1. At least it’s not replacing anything historic, but still way too bland for such a prominent location. Why not Mediterranean Revival, Mission, or even Art Deco-style architecture which makes the Riverside/Little Havana area interesting.
