Delray Beach-based Kolter Group is moving forward with a multi-family housing development in Palm Beach County. Alton Delray is set to feature five residential buildings: two six-story structures and three five-story structures. Together, they would offer 386 apartments, with 40 percent designated as workforce housing.
According to Palm Beach County records, workforce housing is generally geared toward tenants earning 60 to 140 percent of the area median income (AMI), which was $104,000 as of 2024. The apartments would span studio to three-bedroom units, with the average home measuring about 950 square feet.
Communal amenities would include a swimming pool, dog park, and 740 parking spots, 220 of which will be located in a parking deck. A notable feature is Alton Delray’s two-story, 8,348-square-foot clubhouse. The entire community itself will require just over 540,000 square feet of new construction.
As noted, Kolter Group is the developer. The firm has a similar project in its pipeline: Alton Palmetto, a luxury apartment complex with 276 units. That venture started construction earlier this summer. MSA Architects designed Alton Delray; other involved parties include Kimley-Horn, the project’s civil engineer, and Urban Design Studio.
Alton Delray would occupy a 12.31-acre site Kolter purchased for $21.88 million in July 2024. It would be located at 2101 S. Congress Ave, Delray Beach, FL, 33445, in Palm Beach County.
