‘Barracks by the Sea’ Proposed for 100 Pass-a-Grille Way, St. Pete Beach, Florida

An eight-unit apartment community could replace two buildings damaged by Hurricane Helene on the southernmost point of Pass-a-Grille Beach.

Barracks by the Sea would comprise three buildings measuring three stories. St. Pete Rising notes that each home’s ground floor would host screened porches, while the second and third levels would feature 1,000 square feet of residential space.

In-home features would include rooftop terraces, energy-saving appliances, and a host of high-end finishings. The three buildings would be centered around the community’s swimming pool and courtyard; there would also be six on-site parking spots.

Barracks by the Sea LLC is the developer. The St. Pete Beach-based firm purchased the 0.28-acre build site for $2.25 million in 2021. Presently, the property hosts three buildings, two of which were constructed in the 1940s but not deemed historically significant. They would be demolished to make way for the project; the third building, built in the 1990s, would remain.

Behar + Peteranecz Architecture, also based in St. Petersburg, designed the community. Although Barracks by the Sea has secured many necessary approvals, the developer is seeking three variances that would make the project possible.
