Boynton Beach-based Neighborlee Development LLC has proposed a mixed-use venture in Palm Beach County. Neighborlee Living Westgate would comprise 38 residences: 26 micro-units, 10 studios, and two one-bedroom homes. According to Neighborlee Living, they would measure 240 to 538 square feet, with rent starting at $1,200 a month.
The firm notes that the complex will serve residents earning up to 100 percent of the area median income (AMI), although most of the units will be reserved for those earning 60 to 80 percent of the AMI. Public records note that Palm Beach County’s median income is $104,000 annually.

Future residents of Neighborlee Living Westgate would have access to a host of on-site communal amenities, including a rooftop deck, an outdoor kitchen, and seating areas. The four-story building would also feature 1,585 square feet of commercial space, along with 53 parking spots.
Neighborlee Development LLC purchased the project’s vacant 0.66-acre site for $1.07 million in 2024. Palm Beach County’s Zoning Commission has plans to review the developer’s rezoning request next week. The South Florida Business Journal reports that Neighborlee wants to rezone the site from “residential high” and “commercial neighborhood” to “general commercial.” It’s also seeking other incentives.
