An Administrative Site Plan Review (ASPR) application has been submitted to Miami-Dade County for Princeton Apartments, a new residential development at 12999 SW 248th Street in Princeton. The project is being developed by Princeton DCR LLC and designed by PPKS Architects.
The property is located within the R-Edge Subdistrict of the Princeton Community Urban Center and has a gross area of 5.09 acres, with 3.12 acres net after dedications.
Plans call for five two-story buildings with mezzanine levels, yielding a total of 92 residential units. The mix will include one-, two-, and three-bedroom layouts, with variations that incorporate dens.
Site data indicates a density of 18 dwelling units per acre, consistent with the maximum permitted under the Princeton Community Urban Center District zoning regulations.
The site plan arranges the residential program across five buildings. Buildings No. 2 and No. 3, both Type III with 26 units each, occupy the southern and eastern edges of the site. Building No. 1, a Type II with 17 units, anchors the southwest corner, while Buildings No. 4 and No. 5, both Type I with 11 units each, are positioned on the northwest side. A central parking area provides circulation, flanked by open space and pedestrian walkways. A clubhouse and pool deck are placed on the northeast corner fronting SW 129th Avenue.
The application also proposes a modification to the urban center street network to account for high-tension electrical facilities that run through the property. The revised design, reviewed and accepted by Miami-Dade County Platting Subdivision Chief Raul A. Pino and Eric Silva, separates pedestrian pathways from vehicular traffic to reduce conflicts while maintaining complete street connections that avoid existing infrastructure.
