Construction is anticipated to start on Palm Aire, a multi-family housing development in North Miami Beach, by the end of this September.
The community will comprise five buildings measuring three to eight stories above grade. They will offer 728 one-bedroom to three-bedroom apartments, along with 1,200 square feet of commercial space. Residents will enjoy access to 985 parking spots, with the majority (777) divided between a six and seven-story covered garage. The remainder will be surface parking spots.
Amenities will include a fitness center, clubhouse, and co-working space (just to name a few offerings), and the seven-story parking garage is set to offer a rooftop resort-style swimming pool.

Miami-based Kobi Karp designed Palm Aire. According to PPG Development, a major architectural element involves “a public breezeway [that] will connect the canal greenway to the residential buildings, further enhancing the community’s connectivity and walkability.”
Developer PPG Ark Equishares Owner LLC, an affiliate of Hallandale Beach-based PPG Development, purchased the 7.5-acre build site for $31.1 million in 2022. The site formerly hosted Nova Southeastern University’s dental school, which has since relocated. Straticon is the general contractor.
Palm Aire will be made possible thanks to the acquisition of a $205 million construction loan. It’s set for 1750 N.E. 167th Street, North Miami Beach, Florida, 33162, in Miami-Dade County.
