Terra Completes Centro City Residences In West Miami-Dade

Terra has completed Centro City Residences, marking the delivery of the first phase of the larger 38-acre Centro City mixed-use development in West Little Havana. Located at 3830 NW 11th Street, the Arquitectonica-designed project consists of three eight-story buildings with a total of 470 market-rate apartments arranged around landscaped courtyards and pool decks. Leasing is underway, and tenant move-ins have begun.

Centro City Residences includes studio, one-bedroom, and two-bedroom units ranging from approximately 500 to 1,250 square feet. Monthly rental rates start around $2,400. Apartments feature stainless steel appliances, in-unit washers and dryers, walk-in closets, and modern cabinetry. Shared amenities include two pools with cabanas and lounge areas, a fitness center, yoga and spinning studios, coworking spaces, community-wide Wi-Fi, on-site parking, and electric vehicle charging stations.

The first phase of Centro City also includes a 350,000-square-foot retail component anchored by a 100,000-square-foot Target. Other tenants include Ross Dress for Less, DD’s, Fresco Y Mas, Walgreens, and Bank of America. Earlier this year, Terra secured $291 million in permanent financing for the project following the completion of the initial phase.

Centro City’s master plan is expected to include additional multifamily units, retail and restaurant spaces, expanded green areas, and a Mater Academy Charter School. Construction on the second phase of residential development, which will add 518 apartments, is scheduled to begin in 2026.

The development is located in West Little Havana, offering access to major highways, airports, parks, and cultural destinations such as Calle Ocho and LoanDepot Park. The area provides connectivity to Coral Gables, Downtown Miami, and Doral.

Terra’s portfolio includes Grove Central in Coconut Grove, Pines Garden at City Center in Pembroke Pines, Natura Gardens in Northwest Miami-Dade, and the retail developments Doral Atrium and Doral Square. The firm is also developing Upland Park, a mixed-use, transit-oriented project planned for West Miami-Dade County’s Dolphin Park-and-Ride/Transit Terminal Facility.
