West Palm Beach’s skyline is experiencing a period of remarkable expansion, driven by a series of new high-end residential projects along the Intracoastal Waterway and downtown corridors. Once known primarily for its proximity to Palm Beach, the city has evolved into a major destination for design-forward condominium development led by some of South Florida’s most active developers. We’ve covered each of these projects individually on Florida YIMBY, so there’s nothing new being announced here. Instead, this serves as a broader look at the grand scheme of things and the growing wave of luxury residential construction redefining West Palm Beach. Below is a look, in no particular order, at several of the city’s most significant developments either planned or underway.
The Ritz-Carlton Residences, West Palm Beach
Situated at 1717 North Flagler Drive, The Ritz-Carlton Residences West Palm Beach is a 26-story waterfront condominium developed by Related Group and BH Group, with architecture by Arquitectonica and interiors by Rockwell Group. The project will deliver 138 residences, each averaging approximately 2,500 square feet, designed for comfort, privacy, and refined contemporary living. Positioned along the Intracoastal Waterway in the heart of West Palm Beach, the development will offer residents access to the Ritz-Carlton’s renowned hospitality and a suite of private amenities, including resort-style pools, a wellness spa, and fine dining. Groundbreaking is slated for Q1 2026, with completion slated for early 2028.

South Flagler House
At 1355 South Flagler Drive, construction is well underway at South Flagler House, developed by Related Ross and designed by Robert A.M. Stern Architects. Rising 28 stories across two limestone-clad towers, the development will offer 108 residences inspired by the classic architecture of Palm Beach. Bank OZK provided a $600 million construction loan earlier this year, and vertical construction is progressing steadily. Interiors by Pembrooke & Ives complement the traditional design language with contemporary detailing and expansive waterfront terraces. Coastal Construction Company is the general contractor. Completion is targeted for 2027.

Olara
Olara, or Olara West Palm Beach, is a two-tower 26-story waterfront condominium development located at 1919 North Flagler Drive by Savanna Fund that broke ground in August 2025. Designed by Arquitectonica with interiors by Gabellini Sheppard Associates, the project will deliver 275 residences and approximately 80,000 square feet of amenities. Planned features include an Olympic-size pool, open-air yoga deck, vitality pools, spa, co-working lounges, and a private residential marina. The development will also include a restaurant operated by Michelin-starred Chef José Andrés, marking his first in the Palm Beaches. A consortium of lenders, including One Investment Management, Sculptor Real Estate, Octo Capital, and Zeckendorf Development, provided a $380 million construction loan earlier this year. Gilbane Building Company and SavCon are listed as the general contractors, with completion anticipated in 2027.

Forté on Flagler
Located at 1309 South Flagler Drive, Forté on Flagler is a 25-story condominium tower developed by Two Roads Development and Alpha Blue Ventures, with architecture by Arquitectonica and interiors by Jean-Louis Deniot. The project comprises 41 residences ranging from approximately 4,200 to 8,400 square feet, each featuring private elevator foyers and deep terraces overlooking the Intracoastal Waterway and Palm Beach. The tower’s design incorporates two symmetrical, sail-like glass forms that reference its nautical setting and complement the surrounding waterfront skyline. Moss Construction served as the general contractor, and construction—which topped off in April 2024—is now either complete or nearing completion.

Mr. C Residences West Palm Beach
Located at 320 Lakeview Avenue in downtown West Palm Beach, Mr. C Hotel & Residences West Palm Beach is a 27-story Arquitectonica-designed tower being developed by Terra Group and Sympatico Real Estate in partnership with the Cipriani family’s Mr. C brand. The project, the first Mr. C Hotel & Residences in Palm Beach County, will deliver 110 hotel suites and 146 branded residences with interiors by Meyer Davis. Drawing inspiration from the Italian Riviera of the 1950s and the city’s sailing culture, the design incorporates refined finishes, expansive layouts, and large windows framing views of the Intracoastal Waterway and skyline, with select residences featuring corner exposures and generous terraces. The 1.3-acre site, formerly home to several older structures including a BB&T bank branch, was cleared for construction, which officially broke ground in August 2025 following a $285 million construction loan from TYKO Capital arranged by Aztec Group.

Shorecrest
Located at 1901 North Flagler Drive, Shorecrest West Palm Beach is a 28-story waterfront condominium development designed by Roger Ferris + Partners, with interiors by Rottet Studio and landscape architecture by DS Boca. Originally envisioned as a partnership with Temple Israel, the oldest Jewish organization in Palm Beach County, the project initially called for 140 condominium units above new worship and community space on the temple’s property. Following limited buyer interest, the plan was revised, removing the temple component and expanding the residential program to approximately 100 condominium residences. The development will feature a wellness and amenity program curated in collaboration with Equinox, including on-site group fitness, personal training, and spa services, along with a rooftop suite featuring a 75-foot lap pool, hot tub, lounge seating, and outdoor bar overlooking Lake Worth Lagoon, Palm Beach Island, and the Atlantic Ocean. Construction is reportedly expected to begin in early 2026.

The Berkeley Palm Beach
Located along Clear Lake at 550 South Australian Avenue, The Berkeley Palm Beach is a 25-story condominium tower designed by Arquitectonica and Bernardo Fort-Brescia. The project will comprise 193 residences ranging from two to five bedrooms, each featuring expansive east–west exposures that capture both sunrise and sunset views. Positioned near the Cleveland Clinic’s new hospital and Vanderbilt University’s forthcoming campus, the development has already gained momentum with a $62.5 million pre-construction loan secured and in-house sales reported at roughly 12–15 percent complete. Groundbreaking is targeted for June 2026.

Alba Palm Beach
Located at 4714 North Flagler Drive, Alba Palm Beach is a 22-story waterfront condominium tower developed by BGI Companies in partnership with Blue Road Group, with architecture by Spina O’Rourke + Partners. The building will feature 55 residences, including two- to four-bedroom units, four townhomes, and two penthouses with private rooftop terraces. Each residence offers direct Intracoastal views, private elevator access, and expansive outdoor living areas. Amenities include sunrise and sunset swimming pools, a private dock with boat slips, a fitness center, and an owners’ lounge overlooking the water. Moss Construction serves as the general contractor. The project topped off in May 2025, and completion is expected in early 2026.

West Palm Beach’s evolution into a luxury residential market has accelerated dramatically over the past five years. These developments collectively represent a new chapter for the city—one defined by branded residences, resort-caliber amenities, and refined architectural expression. From the northern edge of Flagler Drive to the downtown Clear Lake corridor, West Palm Beach is quickly becoming one of South Florida’s most active centers for high-end urban living.

South Flagler House is in a category of its own when it comes to class. Everything else, expect maybe Alba Palm Beach, are the same cookie cutter glass boxes that could be anywhere…
South Flagler House, Olara, Forte, etc… all in the same category and all share the common origin of The Bristol acting as the impetus for all these luxury condo devs when it was completed in 2019.
