Coral Springs-based White Oak Development has plans for a mixed-use project that would replace a 1970s-era shopping center with apartments.
Cocogate Apartments would replace an 87,771-square-foot retail plaza with a six-story, 312,927-square-foot residential building. The community would host 287 residences, 41 of which would be designated as workforce housing for tenants earning up to 120 percent of the area median income (AMI).
Breaking that number down even further, of those 41, 21 would be reserved for “Hometown Heroes,” such as first responders and educators. Homes will range from studio to two-bedroom apartments, and residents would have access to more than 8,300 square feet of interior amenities and a ground-floor swimming pool.

Additionally, Cocogate Apartments will feature 17,200 square feet of retail in two buildings, along with 530 parking spots. Bizi Arq is the architect. As noted, White Oak Development is the developer. The firm has the 7.6-acre site under contract from its current owner, Cocogate Partners. Cocogate Apartments will not replace the entire plaza; upon its anticipated completion, the Tires Plus building would remain.
Pending approvals from Margate’s Development Review Committee, Cocogate Apartments could start construction in late 2026. It’s been proposed for 1308 to 1350 N. State Road 7, Margate, Florida, 33063, in Broward County.
