Developer David Hofstadter is moving forward with a multi-family housing development north of downtown St. Petersburg. Construction is expected to take no more than 18 months.
Lofts on 1300 will measure three stories above grade and comprise nine luxury apartments. Plans call for four ground-floor residences and five upper-floor lofts measuring two stories. The two-bedroom homes will span 1,500 to 1,700 square feet and host various high-end finishings, including quartz countertops and energy-efficient appliances.

The ground-floor residences will feature patios and in-home offices; the upper-floor units will feature balconies. Lofts on 1300 will also include 10 covered surface parking spots. Rent is anticipated to start at about $3,500 a month; according to Zillow, the average cost of rent in St. Petersburg is currently $2,221.
Hofstadter purchased the project’s site for $848,000 in 2024. Lofts on 1300 will replace two single-family homes. The site currently has a CRT-1 (Corridor Residential Traditional-1) designation, which allows for the project’s construction.
St. Pete Rising reports that other involved parties on the project include G2 Design, Hunter Design and Consulting, Howard Civil Engineering, and HSI Engineering LLC. Lofts on 1300 is set for the 0.37-acre site at 1300 Dr. Martin Luther King Jr. Street North, St. Petersburg, Florida, 33705, in Pinellas County.
