The University of South Florida (USF) is moving forward with its long-anticipated Fletcher District, a transformative project set to offer residential, retail, and commercial space. The venture will replace The Claw, a defunct 138-acre golf course; it will not encroach on the nearby USF Forest Preserve.
Construction is expected to start on the Fletcher District’s first phase early next year. This aspect will span 27 acres and feature 150 cottages, 700 student beds, 150 at-market-rate housing units, and 150 hotel keys. Additionally, plans call for 350,000 square feet of research space, 5,000 square feet of conference/meeting room space, and 60,000 square feet of retail.

Of the student beds, 400 of them will include one-bedroom, two-bedroom, and four-bedroom units. Preference for the 150 market-rate units will go to graduate students, college employees, and other related parties. The first phase will cost about $268 million to build, with the financing coming from private investors.
There are a host of parties behind this ambitious project. USF and ACE Fletcher, LLC are the two developers; others included are Capstone Development Partners, Capstone Communities, Aureate Development, and Ellison Development, according to Floridian Development.
The first phase of the Fletcher District is slated for 4202 E Fowler Avenue, Tampa, Florida, 33620, in Hillsborough County.
