A New York-based developer has plans for a high-density residential project in Brickell. Soaring 42 stories above grade, 250 SW Brickell would comprise 1,011 apartments. They would include studio to two-bedroom units, spanning 335 to 772 square feet.
To qualify for incentives under the Live Local Act, 40 percent of the units (404) would be designated as workforce housing, meaning that residency would be limited to households earning up to 120 percent of the area median income (AMI). Miami-Dade County’s median income was $87,500 as of May 2025.
Communal amenities at 250 SW Brickell would include a swimming pool on the ninth floor, a fitness center, dog park, and other indoor and outdoor offerings. In addition to the residences, the venture would host 2,980 square feet of retail and 260 parking spots, made possible by a reduction.

In total, 250 SW Brickell would comprise 771,691 square feet of new construction. Behar Font & Partners is the architect. Namdar Group has the project’s 1.03-acre site under contract from Rockville Hospitality.
This isn’t the first time that a developer has proposed a multi-family project on the site. Previously, Rockville Hospitality proposed a 29-story, 514-unit apartment building, but those plans never came to fruition.
250 SW Brickell is set for its namesake: 250 SW 7th St, Miami, FL, 33130, in Miami-Dade County.
