905-Unit Mixed-Use Development Proposed for 2200 NW 57th St, Miami, FL

Miami-based Integra Solutions is spearheading a multi-phase development set to reshape the city’s Brownsville neighborhood.

The project involves redeveloping the 144-unit Annie Coleman 15 and replacing it (and the surrounding parcels) with 905 residences: 303 in the first phase, 332 in the second phase, and 270 in the final phase. Specifically, there would be one-bedroom to three-bedroom apartments, along with 65 four-bedroom townhomes.

The South Florida Business Journal reports that the first phase will host the affordable housing aspect, with residency reserved for tenants earning 30 to 120 percent of the area median income (AMI). According to Miami-Dade County records, the county’s median household income is currently $87,200.

Tenants would have access to a variety of community-oriented amenities, including a 4,750-square-foot youth art center, a gym, and a children’s playground. Additionally, the project is set to provide 3,150 square feet of commercial space and an on-site police workstation.

Integra Solutions needs various approvals for its project to move forward, one of which involves the master development and land lease agreement. The Miami-Dade County Commission intends to review the proposal next week. If everything goes as planned, Integra Solutions will seek financing next year through the Florida Housing Finance Corp. The 905-unit development is estimated to cost $386 million.

It would occupy multiple addresses, one of which being 2200 NW 57th St, Miami, FL, 33142, in Miami-Dade County.
