Art House, a 42 story condominium tower at 275 1st Avenue South in Downtown St. Petersburg, has reached a major milestone with the issuance of a Temporary Certificate of Occupancy for floors 10 through 32, allowing the first closings to begin. The project is being developed by Kolter Urban and designed by SB Architects with interiors by ID & Design International.
St. Pete Rising first reported the issuance of the TCO last week, which permits the initial round of closings to proceed. The tower will contain 244 residences and is more than 85 percent sold, with remaining units priced from $ 1.3 million to over $ 7 million. Coastal Construction broke ground in June 2022, topped out in November 2024, and is expected to be fully completed in early 2026. Kimley Horn is the civil engineer, and Smith and Associates is the exclusive broker.
A 28-foot-tall covered arrival plaza leads into a two-story lobby with a separate resident entrance, gallery space, and lounge areas. Residences include two- and three-bedroom layouts ranging from 1,380 to 2,637 square feet, each with floor-to-ceiling windows and private terraces.
The ninth floor, called Cloud 9, is dedicated to amenities. The level features a pool deck with cabanas, a fire pit, a lounge area, and barbecue stations. Additional offerings include a fitness center with a yoga and spin room, a private training room, and an outdoor fitness terrace. The spa area includes a steam room, sauna, and treatment room.
Further amenities on the ninth floor include a game room with golf simulators, a theater room, a club room with a bar and a catering kitchen, a covered dog park, and a pet-washing station. A ground-floor work-from-home area called The Hub provides communal seating, private and semi-private work pods, a conference room, and a beverage bar.
Building services include a staffed lobby overseeing access control and resident assistance, a Lifestyle Director, and on site management and service personnel. Parking is provided in a private garage with both self-parking and valet options.
At street level, the tower incorporates 4,936 square feet of retail space along Central Avenue. The space is listed for sale at 5.7 million dollars and represented by Wendy Giffin of Cushman and Wakefield.
