Leasing Begins at The Residences at 801 East Whiting Street, an 8-Story, 104 Unit Rental Building in Tampa

Leasing has commenced at The Residences at 801 East Whiting Street, an eight-story, 104-unit rental building developed by Tampa-based BendinRoad Development in partnership with Landings Real Estate Group. The new multifamily project is located at 801 East Whiting Street, just east of downtown Tampa and within walking distance of the Water Street district.

The building delivers a mix of short- and long-term rental apartments, with 51 units designated for long-term occupancy and 53 fully furnished apartments on floors two through five allocated for short-term stays. The long-term inventory includes 42 studio units and nine one-bedroom apartments, all designed with compact floor plans ranging from approximately 388 to 542 square feet.

Seventy-eight residences are outfitted with the Ori Cloud Bed Sofa, a technology-enabled furniture system that integrates a bed and sofa into a single ceiling-mounted unit. The system allows the bed to retract overhead at the push of a button or via voice activation, converting sleeping space into a living area without the need for separate furnishings.

Construction was led by Nicholas & Associates, which was brought on in early 2025 to complete the project with its Tampa-based team. The firm has prior experience delivering multifamily developments incorporating Ori furniture systems, including the 251-unit NICHE apartment building in Tampa that was completed in 2023.

Residential interiors feature luxury vinyl plank flooring, tile-finished bathrooms, stainless steel ZLINE appliances, quartz countertops, soft-close cabinetry, solid-core doors, 36-inch vanities, and walk-in showers with glass enclosures. Units are also equipped with smart thermostats, smart door access, and sound-rated windows. Select apartments include private balconies.

Building amenities include a fitness center, spa pool, and outdoor kitchen with grilling facilities, along with a lobby lounge featuring a kitchenette. Additional shared spaces include coworking facilities with two private offices and a common work area designed for eight to ten occupants, bike and scooter storage, and a secured package room.
