Two Miami-based developers have revised plans for a residential development in homestead, citing shifts in market demand.
In 2023, South Dixie 29 LLC and South Dixie Land (affiliates of Palmcorp Development Group) proposed a 500-unit development set to feature 76 townhouses and 424 apartments.
Now, new plans call for a scaled-down community that would feature 245 townhomes and 568 parking spots – a 1:2 home-to-spot ratio. The two-bedroom to four-bedroom homes would measure 1,285 to about 1,470 square feet each. Residents would have access to a communal swimming pool, dog park, children’s playground, and other amenities.

In addition to nearly cutting the number of residences in half, plans have also been revised to include an extra 1.55 acres, increasing the project’s footprint to 17.3 acres. The developer currently has the additional parcel under contract.
Pascual, Perez, Kiliddjian, and Starr Architects and Planners designed the townhome community. Before the project can proceed further, it will need various approvals from city officials, one of which includes rezoning the additional 1.55 acres.
The 245-townhome development would span multiple addresses, including 28240 and 28030 Old Dixie Highway, 15450 S.W. 280th St., and 28105 S.W. 157th Ave., Homestead, Florida, 33033, in Miami-Dade County.
