Construction has topped out at One Brickell Riverfront, a dual-tower condominium development rising at 99 SW Seventh Street in Miami’s Brickell neighborhood. Developed by Newgard Group and Two Roads Development, with construction led by G.T. McDonald, the project consists of two residential towers sharing a unified podium along the Miami River. LOFTY Brickell rises 44 stories and contains 362 fully furnished condominium residences, while The Standard Residences, Brickell will reach 46 stories and include 422 units. Both towers were designed by Arquitectonica.
The topping-off milestone was marked on January 16 with a traditional ceremony, during which an American flag and palm tree were raised atop the LOFTY Brickell tower. According to the development team, construction remains several months ahead of schedule, with both towers currently anticipated to deliver in August 2027. The milestone follows the joint venture’s closing of $513 million in construction financing in late 2025, one of the largest residential construction loans secured in South Florida, supporting continued progress through the project’s vertical construction phase.

LOFTY Brickell includes a residential program consisting of studio, one-bedroom, and two-bedroom residences, along with penthouse units. The tower’s amenity offering totals approximately 40,000 square feet and includes a private marina, pool deck, fitness center, spa, cigar lounge, and co-working spaces. A ground-floor restaurant space will be occupied by AVRA Estiatorio.

The Standard Residences, Brickell will offer studio, one-bedroom, and two-bedroom residences with interiors designed by GOODRICH. Amenities are distributed across multiple levels and include a rooftop pool, club lounge and café, co-working spaces, a spa with Hammam, saunas, and cold plunge, fitness facilities, a bowling alley, screening room, pet spa, and riverfront dining space.
Newgard Group and Two Roads Development formed their partnership in November 2024 to redevelop one of Brickell’s remaining undeveloped riverfront parcels into a mixed-use residential development along the Miami River.
