Construction Starts on ‘Hazel Doral’ at 8300 Northwest 33rd Street, Doral, Florida

An office building constructed in the late 1990s will soon be replaced with an affordable housing project in Doral.

Hazel Doral is set to measure seven stories above grade and comprise 380 apartments. Homes will span studio to three-bedroom layouts, measuring about 570 to 1,270 square feet. Residency would be reserved for tenants earning up to 120 percent of the area median income (AMI), which, according to Miami-Dade County records, would be capped at $148,680 for a family of four. Miami-Dade County’s median income was $87,200 as of May 2025.

At the time of publication, our sources did not go into detail about communal amenities, but they will likely feature standard offerings, such as a fitness center and co-working space. Residents would also have access to 789 parking spots, 75 of which will be designated for electric vehicles.

Construction started on Hazel Doral this past week. The venture is anticipated to reach completion in 2027. Verdex Construction is the general contractor. MSA Architects is the architect. ZOM Living and Ascentris are the developers. PNC Bank provided a $92.3 million construction loan to help fund the project.
