North Development Announces 34-Story House of Wellness Brickell at 152 SW 9th Street

North Development has announced House of Wellness Brickell, a 34-story condominium tower planned for 152 SW 9th Street in Brickell. The project marks the debut of the developer’s House of Wellness brand and is entering its pre-construction phase as sales begin. Architecture is led by Studio MC+G Architecture, with interior design by Urban Robot Associates. The building will be professionally operated and managed by North Management, with exclusive sales and marketing led by Fortune Development Sales.

Rising 34 stories, the tower will house 656 condominium residences across a mix of studio, one-bedroom, and two-bedroom floor plans. Pricing is expected to begin at approximately $390,000. The building will incorporate five levels of structured parking within the podium and more than 22,000 square feet of wellness, fitness, and lifestyle amenities.

The development introduces what North Development describes as an Integrated Wellness Method, a structured program embedded into daily residential life. Each resident will begin with a full-body health assessment followed by ongoing evaluations supported by on-site professionals and curated programming. Services will be coordinated through a dedicated wellness app and overseen by a Lifestyle Director.

“Our work has always been about building systems, not just buildings,” said Juan Carlos Tassara, Founding Partner of North Development. “With House of Wellness, we’re applying lessons from 70 delivered projects to create a residential concept that aligns wellness, hospitality, and long-term investment performance.”

Amenity programming includes a full-service spa with hammam, sauna, steam room, and cold plunge, indoor and outdoor fitness facilities, treatment rooms, co-working spaces, social lounges, a juice bar and pantry, podcast room, hair salon, ground-floor urban lounge, and pet-friendly amenities including a dog spa and dog park. A rooftop deck will feature a club room and skyline views.

Residences feature 9-foot-4-inch ceilings, finished flooring throughout, porcelain bathroom tile, two-tone cabinetry with terrazzo countertops, and premium appliances. Select units will include balconies with views toward Brickell and Biscayne Bay. The building will also incorporate a building-wide water purification system in partnership with CLEAR.

The site is located adjacent to The Underline and near Metromover and Metrorail service, within walking distance of Mary Brickell Village and Brickell City Centre.

Sales are underway, with a formal celebration planned in March followed by the opening of the project’s sales gallery.
