Related Ross is moving forward with a multi-family housing project in West Palm Beach. The unnamed venture would comprise two mid-rise structures: a seven-story residential building and a three-story parking garage.
The residential building would feature 164 affordable housing units, ranging from one-bedroom to three-bedroom floorplans. The average home would measure about 640 square feet, and residents would have access to more than 6,000 square feet of interior amenities, including (but not limited to) a swimming pool, fitness center, and co-working space. The three-story parking garage would host 188 spots, meaning each unit would be guaranteed at least one space.

Our sources didn’t share how Related Ross was defining affordable housing for this project, but Palm Beach County defines affordable housing as housing reserved for individuals earning up to 80 percent of the area median income (AMI). Palm Beach County’s median income was $111,800 as of 2025. Banyan and Sapodilla Acquisition LLC, an affiliate of Related Ross, purchased the larger 2.95-acre site for $7.5 million in late 2025.
The West Palm Beach Plans & Plats Review Committee intends to review specs for the development next week. If approved, the venture would occupy the 1.7-acre site at 209 N. Sapodilla Ave., West Palm Beach, Florida, 33401, in Palm Beach County.
