Florida YIMBY has an update regarding a sports-themed housing development we covered nearly three years ago. Our 2023 report indicated that developer Continuum Cos. wanted to proceed with a 267-unit condo in North Miami, then unnamed.
Now, our sources have shared that the developer is moving forward with a 20-story, 262-unit project: The Continuum 12000 Sport & Wellness Residences. The venture is set for a 2027 groundbreaking. The construction process itself is likely to take under two years.
Homes at The Continuum 12000 Sport & Wellness Residences will include one-bedroom to three-bedroom layout plans, measuring 1,035 to 3,543 square feet each. Sales officially launched this past week, with the cost of ownership starting at $1.4 million. The development would not allow short-term rentals under six months.

Communal amenities would include a 4,500-square-foot fitness center, indoor pickleball courts, and golf simulator. A key feature includes the Mermaid Club, which will include a 20-slip marina, beach deck, and paddleboarding – among other outdoor recreational activities.
Kobi Karp Architecture is the architect. Paul Duesing Partners is the interior designer. As noted, Continuum Cos. is the developer. The firm purchased the 4.32-acre site for $48.5 million last November.
