Developer Proposes Six-Story ‘Medley Vida’ for 7300 N.W. 74th St., Miami, Florida

Miami-based Coral Rock Development has secured approval for a low-rise affordable housing development in its home city.

Through an unsolicited proposal, Coral Rock proposed (and secured initial approvals for) a six-story residential building with 150 apartments – 40 of which would be designated as workforce housing. Our sources call the venture “Medley Vida.”

Miami-Dade County defines workforce housing as housing reserved for households earning 60 to 140 percent of the area median income (AMI). For a family of four, yearly income would be capped at $99,400. City employees and Miami residents would have priority at Medley Vida. Communal amenities would include a fitness center, children’s playground, and meeting areas.

The six-story building would occupy land that’s currently owned by Miami-Dade County Water & Sewer; it would rest on a 2.36-acre site. Coral Rock hopes to secure a 99-year land lease that would help make the project possible.

Miami-Dade County is seeing its fair share of workforce housing projects. One such project is NOMI 7|90, which Florida YIMBY covered this past February. Our report shared that the 19-story building would feature 480 residences, 192 of which would be designated as workforce housing.

Medley Vida has been proposed for 7300 N.W. 74th St., Miami, Florida, 33166, in Miami-Dade County.
