Florida YIMBY has an update regarding a venture we covered back in November 2023.
The Oasis at Doral, a mixed-use project slated for Miami, is moving forward with the security of a $58 million construction loan. The venture is set to measure nine stories above grade and feature residences, retail, and restaurant space in multiple phases. The first phase alone will feature 229 apartments and about 64,000 square feet of retail.
Upon full completion, the Oasis at Doral will host 623 apartments, at least 40 percent of which will be designated as workforce housing for households earning up to 120 percent of the area median income (AMI). Miami-Dade County defines workforce housing as housing available to families earning within 60 to 140 percent of the AMI. The mixed-use venture will also feature 156,000 square feet of low-rise retail/restaurant space.

The Oasis at Doral was the first project in the city to get approval under the Live Local Act, an initiative that allows developers to bypass certain height and zoning restrictions if they offer some workforce/affordable housing.
Arquitectonica is the architect. Doral Costa Capital LLC, a partnership between the Apollo Cos. and Triarch Capital Group, is the developer. The Oasis at Doral will occupy an 18-acre site that features two office buildings and a medical building; the medical office will be demolished to make way for new construction.
The Oasis at Doral is slated for 9800 and 9850 N.W. 41st St., along with 4090 N.W. 97th Ave, Doral, Florida, 33718, in Miami-Dade County.
