L&L Holding Company and Oak Row Equities have announced five new retail tenants for Wynwood Plaza, the recently opened one million-square-foot mixed-use campus spanning 55-95 NW 29th Street in Miami’s Wynwood Arts District. Developed in partnership with Shorenstein Investment Advisers and co-investor Claure Group, the project is anchored by Wynwood Plaza Residences, a 266,000-square-foot Class AAA office tower, and a half-acre public plaza. The campus officially opened in October 2025 and is already anchored by Amazon within the office component.
The newly announced tenants are H&H Bagels, Sanguich, Megaformer Studio, S-Paw, and Eternity Nail Salon, which together will occupy approximately 5,650 square feet of retail space along Northwest 29th Street. H&H Bagels signed a 10-year lease for 1,400 square feet, while Sanguich signed a 10-year lease for a 1,350-square-foot outpost. Megaformer Studio will occupy 2,100 square feet under a 10-year lease. S-Paw and Eternity Nail Salon each signed 5-year leases for 400 square feet. The group will join Luca Steak, a full-service Italian steakhouse from Chef Giorgio Rapicavoli planned for a street-level space in the office tower.

“We are thrilled to welcome H&H Bagels, Sanguich, Megaformer, S-Paw and Eternity Nails – five exceptional concepts that will further enliven Wynwood Plaza.”
“Alongside Luca Steak, these differentiated retailers will serve as exciting amenities for Wynwood Plaza’s growing resident and worker populations, as well as the surrounding neighborhoods.”
“The arrival of these five distinct retailers marks a significant milestone in our mission to create a truly integrated, world-class destination at Wynwood Plaza. By bringing together iconic New York institutions like H&H Bagels with homegrown Miami favorites like Sanguich, we are delivering the high-caliber, curated experience that today’s sophisticated residents and office tenants demand.”
“These new additions, alongside our anchor tenant Amazon, further solidify Wynwood Plaza as the premier live-work-play campus in South Florida.”
Wynwood Plaza Residences began welcoming residents in summer 2025 and contains 509 rental apartments ranging from studios to two-bedroom layouts. According to project materials, the homes feature floor-to-ceiling windows, high-end finishes, and access to a broad amenity package. More than half of the office tower has also been leased, with Amazon serving as the anchor tenant.
The development sits at the intersection of Wynwood, Midtown, the Design District, and Edgewater, placing it within one of Miami’s most active mixed-use corridors. The retail leasing team for ownership included Bryan Lapidus of L&L Holding Company along with Frank Begrowicz and Greg Masin of Newmark. Tenant representatives included Karen Maerovitz of Katz & Associates for Sanguich, Ryan Tucker and Jeremy Modest of RIPCO for H&H Bagels, Robin Weiner of Vertical Real Estate for Megaformer, Lucas Gomez of Compass for S-Paw, and Daniel Alexander Ellis of Lifestyle International Realty for Eternity Nail Salon.
