The Cove Residences Breaks Ground at 456 NE 29th Street in Edgewater, Miami

Groundbreaking has been announced for The Cove Residences, A Waterfront Collection, a 40-story condominium tower planned at 456 NE 29th Street in Miami’s Edgewater neighborhood. The project is being developed by SB Development and Hazelton Capital Group, with architecture and interior design by Kobi Karp Architecture & Interior Design and Dieguez Fridman Architects. Kaufman Lynn Construction has been appointed as general contractor. The bayfront development is planned to yield 134 condominium units and is targeting completion in 2028.

The launch of sales coincides with the start of construction following the project’s recent groundbreaking. According to the developers, the tower will contain a mix of one- to four-bedroom residences with floor-to-ceiling glass, wraparound terraces, and interior finishes centered on natural materials and indoor-outdoor living. A new sales gallery has also opened as the project moves forward. Starting prices are reported to begin in the $900,000s.

The tower has been designed to take advantage of its waterfront site along Biscayne Bay. Project materials describe unobstructed sunrise and sunset views from the residences, along with custom kitchens, spa-style bathrooms, and tailored interior detailing. The development site includes both park frontage and direct water frontage, and the building is described as sitting 25 feet from the seawall.

“There are limited opportunities to live directly on the waterfront in Miami, so The Cove Residences emphasizes its enviable location in Edgewater, providing both park and direct water frontage and sitting just 25 feet from the seawall,” said Adam Westreich, Principal at Hazelton Capital Group. “This is a very special site, and we’ve designed a privileged residential experience that showcases that and aligns with how people want to live today.”

Amenities are planned to include a waterfront infinity pool, fitness center, wellness areas, coworking space, a game and billiards lounge, and a theater. The project will also feature a healthcare concierge service, on-demand car-sharing access, and a private docking amenity for direct bay access.

Sales and marketing for the development are now being led by the Eklund | Gomes team at Douglas Elliman Development, following an earlier presale campaign by One World Properties. Recent reporting indicates the sales team transition followed the project’s construction financing closing and the developers’ preparations to commence vertical development.

The project site sits within Edgewater, immediately north of Downtown Miami and west of Biscayne Bay, with access to the Miami Design District, Wynwood, Miami Beach, and the city’s cultural institutions along Museum Park. The groundbreaking follows the closing of $170 million in construction and land financing from Bravo Property Trust and IDB, a milestone previously reported in September 2025.
