An affiliate of developer Crescent Heights is moving forward with what’s being billed as Miami Beach’s first affordable housing venture under the Live Local Act. The unnamed venture is set to measure 15 stories above grade and feature 29 residences, 40 percent of which (12 units) would be designated for households earning at or below 120 percent of the area median income (AMI). As of May 2025, Miami-Dade County’s median income was $87,500.

The affordable housing units would be small in comparison to the others, measuring 400 to 475 square feet. The remainder of the homes would span from one-bedroom residences with dens to two-bedroom penthouses. In addition to the 29 residences, the venture would feature 3,500 square feet of office space.
A unique aspect of the project is that it would occupy a narrow, 9,500-square-foot parcel, which makes adding a parking garage close to impossible. To circumvent this issue, the building will host a system of elevators that would allow the cars to be moved by valets. Built Form Architecture is the architect. Miami Beach’s Planning Board will consider plans for the venture on May 5th.
