Mixed-use ‘BSC Logistics Center’ Planned for Osceola County, FL

Florida YIMBY has learned of a mixed-use venture that aims to offer affordable housing in Osceola County. The project, known to us as “BSC Logistics Center,” will comprise both homes and flex space between two phases.

Phase one of BSC Logistics Center would include 288 units: 131 one-bedroom homes, 96 two-bedroom homes, and 60 three-bedroom homes. Here, residents would have access to 541 parking spots. The second phase would be slightly smaller than its predecessor, comprising 264 one-bedroom to three-bedroom units.

The Orlando Business Journal reports that residences in both phases would be housed in 11 four-story buildings, with each floor having no more than 14 units. Communal amenities would likely include a swimming pool, fitness center, and others customary in multi-family developments.

Aside from the residential aspect, BSC Logistics Center would have 19,500 square feet in three stories; it could serve as retail, commercial, or office space. BSC-LogisticCenter LLC is the developer. The Orlando-based firm purchased the project’s nearly 20-acre site for $4.5 million in 2021.

BSC Logistics Center is currently in its beginning stages, with its developer having just recently filed a pre-application. If approved, it would be located on land previously set aside for wetland preservation and stormwater management.
