Construction Tops Out on Skye Apartments at Parks at Delray in Delray Beach

Construction has topped out on Skye Apartments, the second phase of the Parks at Delray mixed-use development at 2350 South Congress Avenue in Delray Beach, Florida. Designed by MSA Architects and developed by 13th Floor Investments and Key International in partnership with CDS International Holdings and Wexford Capital, the development will yield 327 apartments in a mix of studio, one-, two-, and three-bedroom layouts, along with a collection of townhomes, as part of the larger 43-acre master-planned community along the Congress Avenue corridor. ANF is serving as the general contractor for the residential components.

The topping-out milestone was recently commemorated on-site as construction continues toward completion, which is anticipated in 2027.

“Topping out is a testament to the dedication, expertise, and focus on safety demonstrated by every tradesperson on this project,” said Al Fernandez, CEO of ANF. “We’re proud to see Skye taking shape and appreciate the continued collaboration of our partners.”

The residential program will include studio, one-, two-, and three-bedroom apartments ranging from approximately 560 to 1,427 square feet. Townhomes planned within the community will range from approximately 1,670 to 1,770 square feet.

Residential amenities will include a resort-style swimming pool with cabanas and bar, coworking spaces, a clubroom with demonstration kitchen, a fitness center with yoga room, a dog park, barbecue areas, playgrounds, and landscaped parks with jogging trails integrated throughout the property.

ANF previously completed Savio, the first phase of Parks at Delray, which delivered 420 residential units consisting of apartments and townhomes, along with a clubhouse, social lounge, fitness center, swimming pool, and expansive green space.

Upon full build-out, Parks at Delray is planned to contain a total of 747 multifamily units across both phases, with approximately 10 percent of the residences designated as workforce housing intended to support local affordability initiatives.
