Developer Sunbeam Properties is moving forward with an ambitious project that plans to bring a “15-minute city” to South Florida. Upon full buildout, Miramar Cove will feature residences, retail, and recreational space on 125 acres.
First, the residential aspect. Miramar Cove will have 2,874 residential units, 200 of which would be townhomes. Floridian Development reports that the community would have an 8,000-resident capacity, intended for households earning at least $150,000 annually.

Additional plans call for 185 hotel rooms, 125,000 square feet of Class A office space, and 400,000 square feet of retail. There would also be 35,000 square feet reserved for a big box grocery store. Miramar Cove is planned to achieve completion in two phases; construction is already underway, with the community’s grand opening planned for late 2028, according to Katz & Associates.
Miramar Cove isn’t the only project in its developer’s pipeline. In February 2025, Florida YIMBY covered Isle of Dreams, a 39-story mixed-use project located in Miami’s North Bay Village. Through its affiliate, Sunbeam 1400, LLC, the developer had cleared significant hurdles that would allow for the construction of 246 luxury residences, restaurant space, and a waterfront promenade.
Miramar Cove will be located one block from the Florida Turnpike at Red Road and Miramar Parkway, Miramar, Florida, 33025, in Broward County.
