Construction Begins On 24-Story Manor Riverwalk In Downtown Tampa

Related Group has broken ground on Manor Riverwalk, a 24-story multifamily tower at 101 S. Parker Street along the west bank of the Hillsborough River in Downtown Tampa. Designed by Arquitectonica with interiors by ID & Design International, the development will yield 369 rental residences, approximately 18,000 square feet of ground-floor retail space, an 805-space parking garage, and a 23,000-square-foot elevated amenity deck. The project marks the first phase of a larger riverfront master plan that Related Group has planned for the site.

The groundbreaking ceremony was held on June 17. Manor Riverwalk rises at the intersection of Kennedy Boulevard and the Hillsborough River, within walking distance of the University of Tampa, Plant Park, Oxford Exchange, and the Tampa Riverwalk.

“This master plan is our commitment to Tampa and our belief in what this city is becoming,” said Jon Paul Pérez, President and CEO of Related Group. “The Hillsborough River is one of Tampa’s greatest assets, and every phase of this vision was designed from the ground up to honor that. What breaks ground today is the first chapter of a multi-phase development that will activate this waterfront in a way the city has never seen, with resort-scale amenities, a vibrant street level and a location that connects residents to the very best of downtown. We are setting a new standard for how people live in this city, and we are just getting started.”

Planned amenities include a nearly half-acre elevated deck overlooking the Hillsborough River and Downtown Tampa skyline. The deck is designed with a swimming pool and sun shelf, cabanas, outdoor bar and entertainment terrace, alfresco dining and grilling areas, an outdoor cinema, pickleball court, putting green, and a glass-edged jacuzzi. Indoor wellness facilities will include approximately 3,000 square feet of fitness and recovery space featuring a fitness center, infrared sauna, cold plunge, and treatment room.

The residential program also incorporates coworking and remote work-oriented spaces throughout the building. More than half of the residences are planned with dedicated work areas, while shared amenities will include coworking lounges, private work pods, conference rooms, and library-style workspaces.

Manor Riverwalk represents the first phase of a broader redevelopment planned for approximately 5.8 acres of riverfront property that Related Group acquired in July 2022. The full master plan calls for 1,229 residences across five buildings ranging from 12 to 44 stories, alongside approximately 37,000 square feet of retail space and more than 1.4 million square feet of total leasable area. Future phases are planned to include additional rental towers, a condominium tower, a boutique apartment building, and a standalone retail parcel.

A pedestrian-oriented woonerf is planned to connect the various phases of the development while activating the waterfront at street level. Related Group has also committed to extending the West Riverwalk Expansion project to the site, linking the University of Tampa with the Riverwalk corridor. Plans also include a natural shoreline and floating boat dock along the riverfront.

The Riverwalk, the downtown, the quality of life – it’s genuinely special,” said Steve Patterson, President and CEO of Related Development, the market-rate multifamily and mixed-use rental division of Related Group. “We designed the Riverwalk District to put residents, and the broader community, right at the center of it all.”

Related Group has been active in the Tampa market for more than a decade and reports completing over 3,000 housing units throughout the region. The firm is currently advancing several additional residential developments in the city across affordable, workforce, rental, and condominium sectors.

  1. Wow, that is a cheap looking building. Looks like 80’s low income housing. Related usually puts up nicer developments. This project must be short on cash. The scale and shape are ok, but the colors and facade are flat and banal. Hope they tweak it before production as it could be a great development for Tampa.

    • You mean like their Arquitectonica glass box across the river, and everything else copied and pasted from the Miami area we didn’t want to see here? No thanks.
