Two developers have started construction on a high-end boutique condominium in Miami’s Ojus neighborhood. The mid-rise building will join a handful of other luxury ventures that offer condos starting under $1 million.
Lev is set to measure 10 stories above grade and feature 32 units, five of which have already been pre-sold. Most residences will span 700 to 1,200 square feet, while the largest units (penthouses) top out at 2,100 square feet. The development’s website shares that floorplans include one- and two-bedroom models.
Communal amenities at Lev will include a spa and a rooftop swimming pool. Residents will also enjoy easy beachside access. Currently, prices start from $570,000 square feet, and the complex will permit short-term rentals.

Growin Group and Property Pro Partners are the developers. An affiliate of Growin Group purchased the 10,575-square-foot site for $1.5 million in 2025. The firm intends to invest at least $11 million to make Lev possible.
Saivay Construction, the general contractor, intends to have the project completed by early 2028. Gaviria Architects is the architect. The Miami-based firm also designed NoMi Botanik, a 48-unit venture Florida YIMBY recently covered.
Lev is slated for 2520 NE 191st St, Miami, FL, 33180, in Miami-Dade County.
