Del Webb Explore North River Ranch, a new townhome community, had its grand opening celebration yesterday.
Here, prospective residents had the opportunity to tour the community’s six model homes. In total, Del Webb Explore North River Ranch boasts 910 residences in a gated community. Homes span two-bedroom to four-bedroom floorplans, measuring 1,400 to 3,900 square feet each.
Some units will come specially designed for multi-generational households, featuring private suites with kitchenettes, private bathrooms, and interconnected indoor/outdoor living space.

A sampling of some communal amenities at Del Webb Explore North River Ranch include a multi-lane, resort-style swimming pool, a fitness center, and covered pickleball courts. Homes are currently priced from the mid-$300,000s to the $600,000s. Initially, Del Webb Explore North River Ranch was conceptualized as a 55-plus community, but those plans shifted following internal market research.
Developer Del Webb (related to PulteGroup) revealed plans for the venture in spring 2025, shortly after the firm purchased the project’s 400-plus-acre site for $38.7 million. Business Observer reports that the deal marked the largest sale for Neal Land & Neighborhoods. North River Ranch, also located in Parrish, is its flagship community.
