A construction loan has been secured for The Hedrick at Lake Toho, a 366-unit Class A multifamily community planned on approximately 21.7 acres along Toho Grande Boulevard in Kissimmee. Hedrick Brothers Development obtained a $56.5 million loan for the project, which is now advancing into vertical construction.
Hedrick Brothers Construction will serve as the general contractor, while Scott + Cormia is the architect. Kimley-Horn is the civil engineer, Innovations Design Group is the landscape architect, and Design Environments is leading the interior design. Initial leasing is anticipated by the end of 2027, with full completion expected by the end of 2028.
The development will comprise a mix of one-, two-, and three-bedroom apartments, adding 366 residences to one of Central Florida’s fastest-growing housing markets. The property is positioned along the John Young Parkway corridor, providing access to Downtown Kissimmee, Interstate 4, Orlando International Airport, Lake Nona, and other major employment centers throughout the Orlando metropolitan area.
Planned amenities include a resort-style swimming pool with cabanas and a fire pit, a clubhouse with coworking and gaming spaces, pickleball courts, a yoga lawn, a dog park, pet wash stations, electric vehicle charging stations, private garages, and access to nearby Lake Tohopekaliga and surrounding trail systems.
The financing marks the latest milestone for Hedrick Brothers Development as it continues expanding its multifamily pipeline throughout Central Florida. In 2025, the company secured financing and broke ground on a $106 million multifamily development in Orlando’s Baldwin Park submarket. Earlier this year, Hedrick Brothers Development and Capstrata Group announced Edon Park, a 22-acre mixed-use development in Kissimmee that is planned to combine residential, retail, hospitality, and entertainment uses within a walkable master plan.
