Construction has started on a mixed-income community on the site of Adventure Landing Park in Downtown Jacksonville. The park operated for 30 years before permanently closing its doors in October 2025.
The venture, led by Trevato Development Group, is set to feature 415 apartments: 385 market-rate units and 30 affordable housing units. The City of Jacksonville defines affordable housing as housing that does not exceed more than 30 percent of a household’s annual income.

Homes would span one-bedroom to three-bedroom models, and they would be split among four three-story buildings. Residents would have access to a standard suite of amenities, including a swimming pool and fitness center. There would also be 845 parking spots (averaging to about two per unit), along with 1,800 square feet of ground-floor retail.
Trevato Development Group purchased the project’s build site for $7.9 million in 2021. Adventure Landing Park, which vacated the premises in Fall 2025, started undergoing demolition in May. Dynamik Design is the architect. England-Thims & Miller is the civil engineer.
The 410-unit development is unfolding at 1944 Beach Blvd., Jacksonville, Florida, 32250, in Duval County. Pre-leasing is expected to start in mid-2028, with residents expected to move in shortly thereafter.
