Developer Secures Financing for ‘Sense 22’ at 138 N.E. 22nd St., Miami, Florida

In May 2025, Florida YIMBY reported that developer New Sense LLC intended to proceed with one of the tallest buildings proposed under the Live Local Act. Our report shared that the 36-story Sense 22 was to go before the Miami Urban Development Review Board. Not only were those plans approved, but now the developer has secured $111 million in construction financing – moving the project closer to its anticipated completion date.

Sense 22 apartments will span more than 500,000 square feet of new construction, featuring a total of 328 apartment units. Of the 328 units, 40 percent will be reserved for households earning at or below 140 percent of the area median income (AMI).

Homes will span one-bedroom and two-bedroom models, and residents will have access to a host of on-site amenities, including a ninth-floor amenity deck outfitted with a fitness center, swimming pool, and co-working space. There will also be a rooftop sky lounge.

As noted, New Sense LLC is the developer. The firm purchased Sense 22’s build site for $4 million in 2023. It once hosted a now-demolished residential building. Anillo Toledo Lopez Architecture is the architect.

Sense 22 is planned for the 0.78-acre site at 114 and 138 N.E. 22nd St., Miami, Florida, 33137, in Miami-Dade County.
