Exterior work is progressing on 21 Hollywood, a 14-story mixed-use residential development at 2100 N. Federal Highway in Hollywood. Developed by Starlife Group and designed by Kobi Karp Architecture & Interior Design, the project will yield 200 luxury rental apartments above 10,000 square feet of ground-floor retail. The latest milestone comes as the developer has officially launched pre-leasing ahead of the building’s anticipated completion in early 2027.
Recent construction photos document continued progress across the development as work advances on the building envelope. Large sections of the façade are now receiving their finished white exterior treatment while glazing continuing across the residential floors. Temporary construction hoists remain attached to the structure as crews continue exterior detailing and interior buildout.

The project occupies a prominent site along North Federal Highway, placing future residents within close proximity of Downtown Hollywood, Young Circle, ArtsPark, the Hollywood Broadwalk, Brightline, and major regional transportation corridors.

Upon completion, the development will feature residences finished with Bosch appliances, Italian cabinetry, quartz countertops, and curated tile finishes. Planned amenities include an elevated pool deck with private cabanas, a dedicated yoga and Pilates studio, a fitness center, co-working spaces, a cinema room, a game room, a golf simulator, a children’s play area, and a dog park with a wash station.

The pre-leasing announcement follows the project’s topping out in late 2025. Construction is being carried out by Starlife Builders, Starlife Group’s in-house construction team, reflecting the company’s vertically integrated development model. Led by founder and president Arman Shahbazyan, the contractor has overseen construction from groundbreaking through its current phase as the development advances toward completion.
According to the developer, the launch comes amid continued residential growth along Hollywood’s Federal Highway corridor. The city is advancing plans that could accommodate up to 25,100 residences along the corridor, with nearly 6,000 residential units already completed or in the development pipeline. Starlife Group states that its current development pipeline exceeds 1,600 residential units and more than 3 million square feet of active and planned projects spanning luxury multifamily, mixed-use, residential, and hospitality developments.
