New York-based LCOR has broken ground on a high-rise mixed-use tower in Miami’s Arts & Entertainment District. The project has been in the making for close to four years.
1775 Biscayne will measure 42 stories above grade, featuring both residences and retail. Plans call for 544 apartments, along with various on-site communal amenities, including but not limited to a rooftop swimming pool, fitness center, and recreational space.

In addition to the residences, LCOR is proceeding with close to 10,000 square feet of retail and 620 parking spots. The firm purchased 1775 Biscayne’s build site for $49 million in 2022. The following year, Florida YIMBY reported on LCOR’s intention to bring its proposal before the Miami Urban Development Review Board, which was ultimately approved. 1775 Biscayne is estimated to cost $192.5 million to complete.
1775 Biscayne’s build site spans 1.08 acres, about 47,500 square feet. Aerial renderings via Google Earth show that the site was previously undeveloped prior to the start of construction. Coastal Construction is the general contractor. ODP Architects designed the high-rise.
1775 Biscayne will be located at its namesake: 1775 Biscayne Boulevard, Miami, Florida, 33132, in Miami-Dade County.

The base looks better than previous renderings, but it’s still a cluttered-balcony heap of garbage looking building.
