A mixed-use development with both apartments and retail is slated for Pasco County.
Pomelo Square is set to feature 325 apartments and 90 townhomes, bringing the total number of units to 415. Site plans show that the apartments would be located on the parcel’s northern side, with the apartments divided among four buildings. The townhomes would be located on the site’s easternmost side, divided among 12 buildings.

In total, there would be 42,000 square feet of retail. The individual retail spaces range from 1,500 to 8,000 square feet each. There’s also a for-sale hotel pad that’s intended to add “lodging accommodations that will serve both short-term visitors and business travelers.”
Ryan Cos. will handle the construction of the retail and apartment aspects; PulteGroup will build the townhomes. Pomelo Square is just one of many projects in PulteGroup’s pipeline; the Atlanta-based firm also has a 900-acre master-planned housing development set for Central Florida. Per our February 2026 report, Hilliard Isle will host 2,016 residences, including townhomes, standalone single-family houses, and bungalows.
Pomelo Square is set for completion in the first quarter of 2028. It will be located at NEC Old Pasco Road and Overpass Road, Wesley Chapel, Florida, 33544, in Pasco County.
