Developer Krea USA has officially broken ground on a project Florida YIMBY initially covered in 2022.
Le Parc Lauderhill is slated to feature 385 apartments in eight buildings. Our sources share that, specifically, plans call for six three-story walkups and two eight-story mid-rise buildings. Residences would span one-bedroom to three-bedroom floorplans.
While many modern multi-family buildings incorporate ground-floor retail in their designs, Le Parc Lauderhill is different. Rather, it will host a bottom-floor day care center operated by a non-profit organization.

The project would will occupy 8.8 acres and was made possible with the security of a $61.8 million construction loan. Le Parc Lauderhill will have no rent restrictions. The Commercial Observer reports that rent is expected to range within 100 to 120 of the area median income (AMI).
Broward County’s AMI is estimated to be $74,534.
Miami-based Krea USA is working with Bayshore Grove Capital on the project. Behar & Font Partners is the architect; Langan Engineering is the civil engineer. Le Parc Lauderhill is planned for completion next year.
Le Parc Lauderhill is planned for 3831 Northwest 13th Street, Lauderhill, Florida, 33311, in Broward County. The venture will lie east of the Lauderhill Mall.
