Revised Plans Reveal 540-Unit Nine Hundred At 900 South Federal Highway In Hallandale Beach

Revised plans have been filed for Nine Hundred, a 23-story mixed-use development proposed at 900 South Federal Highway in Hallandale Beach. The latest iteration calls for 540 residential units, approximately 6,000 square feet of commercial space, and 638 parking spaces, with the structure rising approximately 258 feet. Northlink Capital is developing the project, with Idea Architects responsible for the design.

The proposal represents a substantial revision to plans previously approved for the 1.5-acre property. The Hallandale Beach City Commission approved an earlier version of Nine Hundred in May 2016, when plans called for a 23-story mixed-use building containing 320 residential units, a hotel component, and ground-floor retail space. That development was never realized, leaving the property vacant along the west side of South Federal Highway.

Northlink Capital acquired the development site in 2022 for $26 million. The property had previously been controlled by entities associated with LeaseFlorida and had remained one of the larger undeveloped parcels along this section of Federal Highway.

The newly filed plans eliminate the hotel component and substantially increase the residential program to 540 units. Residences would range from studios to three-bedroom layouts, with some residential levels containing as many as 29 units.

The lower portion of the development would accommodate most of the project’s 638 parking spaces, with parking extending through portions of the first eight levels. Approximately 6,000 square feet of commercial space is planned along the ground floor.

Amenity areas are distributed throughout the development and include a swimming pool and outdoor deck, landscaped terraces, lounge areas, and approximately 5,000 square feet of indoor amenity space on the seventh floor.

Renderings from Idea Architects depict the tower rising from a broad podium along South Federal Highway. The exterior is composed of floor-to-ceiling glazing, projecting balconies with metal finishes, and white stucco surfaces. Repetitive balcony lines define the residential elevations, while larger areas of glazing distinguish portions of the podium and amenity levels.

The proposed structure would retain the 23-story height of the previously approved development while accommodating a significantly larger residential program. Plans indicate an overall height of approximately 258 feet, with typical floor-to-floor heights of approximately ten feet.

The property has been the subject of development proposals for more than a decade. City records show the earlier Nine Hundred development received approval in 2016, followed by subsequent efforts to advance a mixed-use residential and hotel project on the site. Northlink Capital’s acquisition in 2022 transferred control of the parcel to its current developer.

The revised Nine Hundred proposal remains under review by the City of Hallandale Beach and will require additional approvals before construction can proceed. A construction timeline or anticipated groundbreaking date has not been announced.
