Developer Wins Approval for Development in St. Pete’s Deuces Neighborhood

Florida YIMBY has an update regarding the Deuces Rising project in St. Petersburg.

In August, we shed light on a 24-unit housing development that would feature two-story townhomes for households earning up to 80 and 120 percent of the area median income (AMI). Now, we’ve learned of another project in the area: an eight-story, 126-unit affordable housing community. A later phase would yield six for-sale townhomes. There will also be 6,000 square feet of retail space.

Homes in the first phase would be available to households earning up to 30, 60, and 80 percent of the AMI, with 24, 60, and 36 reserved, respectively. Pinellas County’s median income for an individual is $69,000.

The City of St. Petersburg selected Magellan Housing to lead the project. Florida Politics shares that this is the second time the developer has beat out ARK Investment Management, which has also submitted proposals for related projects. Seven teams in total responded to St. Petersburg’s request for proposals; one idea included a 75,000-square-foot mixed-use center that would include mixed-income housing, retail, and public gathering spaces.

The 126-unit development will occupy a 3.03-acre site that is mostly vacant. The venture is planned along 22nd Street South between Fairfield Ave. and Interstate 275, St. Petersburg, Florida, 33707, in Pinellas County.
