A high-rise building with residences and retail has been submitted under the Live Local Act in Miami-Dade County.

Ohio Allapattah is planned to measure 12 stories above grade and feature 260 units, with floorplans spanning studio to two-bedroom layout plans. To qualify for benefits extended under the Live Local Act, 40 percent of the homes (104) would be designated as workforce housing for tenants earning less than 120 percent of the area median income (AMI).

Communal amenities include a swimming pool and deck, along with various indoor offerings, such as a fitness center and co-working space. Additionally, plans call for 3,135 square feet of ground-floor retail. Site plans also show a multi-level podium with 258 parking spots.

Ohio-based High-Waves Properties is the developer. Caymares Martin Architects designed the venture. From Floridian Development, plans show “a contemporary facade in black, gray, and white tones, featuring floor-to-ceiling windows, metal balconies, perforated artistic screening over the parking garage, faux stone accents, and other detailed finishes.”

The Miami Urban Development Review Board intends to review plans for the 12-story venture in the coming weeks. Ohio Allapattah is planned for 1368 NW 29th Street, Miami, Florida, 33142, in Miami-Dade County.
