Aimco And SERHANT. Unveil FIVESIXTY Waterfront Residences + Club In Edgewater, Miami

Aimco and SERHANT. New Development have announced FIVESIXTY Waterfront Residences + Club, a 38-story luxury rental tower nearing completion at 560 Northeast 34th Street in Miami’s Edgewater neighborhood. Designed by Stantec, the approximately 497-foot-tall waterfront development will contain 114 residences overlooking Biscayne Bay, combining condominium-scale living spaces with hospitality-oriented services and amenities. The development will offer three- and four-bedroom residences ranging from approximately 2,300 to 3,000 square feet, with monthly rents starting at $15,000 and exceeding $25,000. The residences will feature expansive floor plans, oversized private terraces, high-end finishes, and unobstructed views of Biscayne Bay. Each unit will be offered for lease, providing an alternative to condominium ownership for residents seeking comparable living spaces and amenities without a long-term ownership commitment.

Construction is being carried out by a joint venture between Americaribe, a subsidiary of Bouygues Construction, and Grycon. Preparatory work began in July 2024, followed by the commencement of vertical construction later that year. The tower has since topped out, with work progressing toward its anticipated 2027 opening. The construction contract was valued at more than $160 million.

The Club at FIVESIXTY will provide residents with a collection of recreational, wellness, and professional amenities. These include a bayfront swimming pool and lounge, a private marina accommodating vessels up to 70 feet, fitness and spa facilities with infrared saunas, a movement studio, a conservatory, a shaded putting green, a padel court, and private executive work suites.

At the ground level, the property will feature an approximately 11,500-square-foot waterfront restaurant operated by Gioia Hospitality Group, the hospitality company behind Daniel’s Miami. Rockwell Group is designing the restaurant, which is expected to open in late 2027 or early 2028. The dining establishment will introduce an additional hospitality component to the development’s Biscayne Bay frontage.

KW Property Management will oversee residential operations at FIVESIXTY, including the building’s hospitality-oriented services and daily management. Leasing and marketing are being handled exclusively by SERHANT. New Development, with private tours available by appointment.

The development represents the latest phase of Aimco’s investment along Northeast 34th Street, adjacent to The Hamilton, a 276-unit waterfront residential property previously renovated by the company. FIVESIXTY occupies a bayfront parcel within the developer’s larger Edgewater holdings, near the Miami Design District, Midtown, and Wynwood, with access to Downtown Miami, Brickell, and Miami Beach.

The project was initially contemplated as a substantially taller development, with earlier plans envisioning a 60-story tower. The current 38-story configuration was subsequently advanced, reducing the building’s overall height and residential count while retaining its waterfront location and large-format rental residences.

In September 2024, Aimco announced a financing arrangement comprising $172 million in senior construction financing from affiliates of Apollo Global Management and $56 million in preferred equity from Sixth Street. The combined $228 million capital commitment supported the development’s transition into construction.

FIVESIXTY Waterfront Residences + Club is expected to begin welcoming residents in spring 2027, with the waterfront restaurant anticipated to open separately in late 2027 or early 2028.
