Developer Secures Funding for ‘Trailside Estates II’ at 40th Street South, St. Petersburg, Florida

St. Petersburg is set for a new affordable housing development for seniors.

Developer Magellan Housing just received $7.05 million in funding to proceed with a 94-unit development for residents aged 55 and older. Trailside Estates II will offer residences for households earning up to 80 percent of the area median income (AMI). Specifically, 15 would be for households earning up to 30 percent, and 57 would be for those earning up to 60 percent.

Pinellas County’s median income is $56,737, according to its website.

Floorplans at Trailside Estates II would include one-bedroom and two-bedroom apartments. While our sources did not name any communal amenities, they shared that a key feature would include easy access to the nearby Pinellas Trail. Halflants + Pichette is the architect.

St. Pete Rising reports that construction is anticipated to start in early 2028 and end the following year in spring 2029. In total, Trailside Estates II is estimated to cost more than $35 million to complete. It marks the second phase of its predecessor.

The venture is slated for the eastern half of a property located at the southeast corner of the Pinellas Trail and 40th Street South, St. Petersburg, Florida, 33711, in Pinellas County.
