Foundation work is underway on the first two residential buildings at Miramar Cove, a 125-acre mixed-use development in Miramar, Broward County. Developed by Sunbeam Development Corporation in partnership with Fort Lauderdale-based Stiles, the project is planned to feature 2,874 rental apartments, approximately 400,000 square feet of retail, dining, and entertainment space, and 125,000 square feet of office space. Construction began with a groundbreaking in May 2026, and the first phase is scheduled to open in the fourth quarter of 2028.

Crews have commenced foundation work on the footings for the first two apartment buildings, with initial concrete pours now underway. The reinforced concrete footings will distribute structural loads into the underlying soil and support the buildings’ foundations. Foundation work on a third residential building is expected to follow, bringing all three residential structures in the development’s initial phase into construction.

The first building will contain 358 rental apartments above approximately 42,000 square feet of ground-floor commercial space designated for shops, restaurants, and quick-service dining. The second building will feature 363 apartments above more than 60,000 square feet of retail space intended for health and wellness businesses, fashion retailers, and other commercial tenants. Both structures will incorporate multilevel parking facilities surrounded by residential and commercial uses, forming part of a pedestrian-oriented retail district along the development’s western section.

Construction is also progressing on the development’s 5.5-acre artificial cove by Blue Mar Basin, where crews are carrying out utility and piping work and installing equipment. The water feature will anchor a waterfront commercial district with restaurants, pedestrian pathways, and recreational areas.

The first phase will encompass 1,062 rental apartments across three buildings, approximately 175,000 square feet of retail, dining, and entertainment space, and a 185-key full-service hotel. Additional components include three water features, a waterfront restaurant district with gondola rides, a pedestrian-oriented shopping street, Founders Park, and a private beach and beach club reserved for residents.

“Seeing the first buildings take shape brings us closer to a vision we’ve had for Miramar for years,” said Andy Ansin, CEO of Sunbeam Properties & Sunbeam Development. “As Southwest Broward grows, people need more places close to home to spend time with family, meet friends and enjoy the outdoors. We want Miramar Cove to become a gathering place that brings people together and gives the community something to be proud of for generations.”

At full buildout, the development’s commercial component will include a 35,000-square-foot grocery store, while more than 40 acres of parks and trails are planned throughout the property, including a boardwalk surrounding portions of the artificial cove.

Miramar Cove is located adjacent to Sunbeam’s 500-acre Miramar Park of Commerce, which accommodates approximately 165 national and international companies employing more than 15,000 people. The property is also situated within several miles of Hard Rock Stadium, a 65,000-seat venue.
